Abstract
Aliran kas proyek suatu investasi di bidang perumahan menarik untuk diamati, sehingga dapat dipilih beberapa alternatif investasi yang paling rasional. Melanjutkan analisis risiko kriteria investasi perumahan di daerah perbatasan Kabupaten/Kota Denpasar, dilakukan analisis untuk mengetahui faktor dominan yang mempengaruhi risiko investasi perumahan di daerah perbatasan Kabupaten/Kota Denpasar tersebut. Adapun kontrol terhadap penilaian investasi menggunakan NPV (Net Present Value) dan BCR (Benefit Cost Ratio) dengan analisis risikonya menggunakan program @risk menunjukkan bahwa model dengan 30% modal sendiri dan 70% modal pinjaman memiliki nilai NPV > 0 dan BCR > 1, dan hasil simulasi program @risk dengan diagram Distribusi untuk model tersebut memiliki nilai probabilitas NPV > 0 sebesar 76.4% dan probabilitas BCR > 1 sebesar 77.1%. Hal ini berarti bahwa aliran kas model tersebut memiliki peluang besar untuk memperoleh keuntungan yang lebih besar. Untuk mengetahui faktor dominan yang mempengaruhi risiko investasi tersebut maka dilakukan simulasi dengan diagram Tornado pada program @risk. Hasil simulasi Tornado menunjukkan terdapat dua variabel yang signifikan memberikan korelasi negatif terhadap kriteria penilaian investasi (NPV dan BCR) yaitu luas lahan dan harga lahan per m2. Sedangkan tiga variabel yang memberikan korelasi positif adalah harga rumah tipe 54/100, harga rumah tipe 45/100 dan harga rumah tipe 36/100.

Abstract
Perkembangan penduduk yang cukup pesat serta adanya konversi lahan di wilayah Sungai Sario Manado mengakibatkan intensitas penggunaan lahan yang semakin tinggi dan penyempitan aliran sungai di beberapa tempat. Kajian ini bertujuan untuk mengevaluasi penggunaan lahan saat ini dengan ketentuan pemanfaatan DAS Sungai Sario yang ditetapkan dalam Rencana Tata Ruang Wilayah Kota Manado, Peraturan Sungai dan Perda Kota Manado, sehingga mitigasi bencana banjir dapat diatasi. Hal ini dipandang perlu mengingat panjang Sungai Sario hampir 15 km untuk itu perlu dilakukannya identifikasi dan menganalisis kesesuaian antara ketentuan pemanfaatan ruang sempadan sungai dengan kondisi letak bangunan dan penggunaan lahan eksisting. Pendekatan yang digunakan dalam penelitian ini adalah deskriptif kuantitatif dengan metode analisis sistem informasi geografi dan normatif.

Abstract
The long-term goal of national strategic research on revitalization of patterns and forms of traditional houses, is to preserve rural residential architecture, with a case study of Jatiluwih Tabanan Village - Bali as a tourist village. This research is expected to solve problems that are relevant to the needs of rural communities in the long term, namely the problem of preserving residential architecture, especially houses, because rural settlements continue to grow in line with the times (culture and technology). The method that will be used in achieving goals is a qualitative method that is very closely related to unique (unique) contextual factors, so that each context is handled in terms of its own context. This research has a lot to do with value systems, concepts, perceptions, diversity, uniqueness, local wisdom and peoples beliefs about something outside themselves. In addition, the research carried out also has a lot to do with transcendental matters or multiple realities that are felt and strongly trusted by the local community, but its existence is difficult to explain. In accordance with the characteristics of the study object (research problem), the paradigm used in this study is phenomenology. In this study, the research unit / observation area was in the form of a whole home setting. The scale research unit of houses in Jatiluwih Village is expected to produce identification or information on values / ideas / ideas about the local wisdom of traditional houses. These values are expected to be developed for the preservation model of residential houses that have the influence of modernization or become tourist attraction objects. "Variables" observed at the village scale are patterns and forms of traditional houses. When researching houses located in the garden, the "variables" observed are continuous parts (core) and changing parts that are related to the socio-cultural and physical activities of the house. In Year 1 this research is expected to produce mandatory outcomes in the form of Publications on Methods or Methods of Preservation of residential architecture that raise local wisdom values, in International Journals After the research is completed, the results of the research will be presented in a national forum. Furthermore, in Year 2 it is expected to produce Publications on Prototypes, policies, how to implement (manual) settlement preservation, and additional output in the form of Textbooks. The benefits of research for stakeholders are as a guideline in revitalizing the patterns and forms of houses as tourist accommodation in line with the establishment of Jatiluwih Village as a tourism village. Abstract
This study aims to provide knowledge and understanding to the public related to the regulation of utilization of watersheds as a means of water tourism in the city center, namely the city of Denpasar. In the long term the management of the utilization of watersheds will have a very significant impact on the community by increasing water recreation facilities in the middle of the city that are cheap and affordable, in the future it is expected to find a management model for the management of watersheds in Tukad Badung, in this study will examine the legal aspects of regional government authority in managing watersheds in Tukad Badung in order to create a clean environment and have a value of benefits to the community as a whole, in Law Number 23 of 2014 concerning Regional Governments by sharing the amendments it is stated that there is an authority mentioned in Article 11 concerning concurrent government affairs, namely: Obligatory Government Affairs as referred to in paragraph (1) consists of Government Affairs relating to Basic Services and Government Affairs not related to Basic Services. Article 12 of Law Number 23 Year 2014 concerning Regional Government explains that: 1. Obligatory government regulations relating to Basic Services as referred to in Article 11 paragraph (2) include: a) education, b) health, c) public works and spatial planning; In relation to basic services, there are obligations that the Regional Government has are public works and spatial planning, that is, arranging and utilizing one of them the watershed in Tukad Badung. Abstract
Forests, traditional gardens and green spaces play an important role in regulating the water flow of an area. Along with the high demand for land in Bali for agriculture and tourism, many forest areas have been converted into hotels and settlements. Forest conversion has caused many problems such as erosion, soil fertility decreased, flora fauna extinction, floods, drought and global warming. So that disturbing watersheds, especially rivers for springs. The purpose of this study is the development of watershed conservation in Bali based on traditional agroforestry. The method that used is vegetation analysis. Calculation of the erosion amount using the USLE formula. Sampling was done by 10 plots. The results showed that traditional agroforestry vegetation consisted of vertical and horizontal structures. The characteristic of traditional agroforestry is that dominant plants are distributed irregularly, thus creating a miniature structure like a forest. The vertical structure consists of trees, horizontal structure filled with species of garden plants and agriculture. Trees have roots spread intensively in the soil and reduce nutrient leaching. Land cover by vegetation protects the soil and erosion. The agroforestry has a role as an act of soil and water conservation. Traditional agroforestry land cover has a relatively low C coefficient (0.05-0.25) compared to other lands. The level of erosion hazard is low and moderate. Average erosion value of 12.20 tons ha-1 year-1. This indicates that traditional agroforestry makes the soil have a higher ability to absorb water, thereby reducing surface runoff. Likewise, organic material that improves the water content capacity. In addition, water quality can be improved through the humus filter function. During a long dry season, there is a drought due to low rainfall, but rivers and springs were able to supply water for the peoples daily needs. This condition occurs because of the tree retentions in traditional gardens. Conservation actions need to be taken, namely maintaining trees vegetation, increasing reforestation, bench terraces use, mounds and mulch uses.
